M <br />M <br />MGreen bergTrau rig <br />December 29, 2025 <br />VIA ELECTRONIC MAIL <br />Ms. Ran Lee, City Planner <br />City of Sunny Isles Beach <br />18070 Collins Avenue <br />Sunny Isles Beach, FL 33160 <br />Iris Escarra Esq. <br />Tel: (305) 579-0737 <br />cscarraina.e law.com <br />Re: Application Number: PZ2025-16 <br />Monument Sign Variance at 16690 Collins Avenue, north side of parcel <br />Dear Ms. Lee: <br />I represent St. Tropez Beach Developers, LLC and please accept this letter of intent and <br />application for the installation of a new commercial monument sign for Rose Cafe to be located <br />within an existing planter on private property and fronting NE 163rd Street. <br />For this Rose Case monument sign, we are seeking two (2) variances pursuant to Section <br />§265-63.1 of the City of Sunny Isles Beach Code of Ordinances to increase the number of <br />monument signs, to allow two (2) monument signs, where only one (1) is allowed per parcel <br />Section §265-55(A)(2) and to permit the new monument sign within thirty-seven (37) inches of <br />the Property Line within an existing landscape planter when six (6) feet are required Section §265- <br />55(A)(5) from the property line. <br />In accordance with City Code section, § 265-63.1(C) review by the City Commission is <br />required upon a review of the following three criteria: <br />(1) The variance is not contrary to the public interest; <br />Response and support for variance: The variance is not contrary to public interest but rather <br />supports of the public's interest for a local commercial cafe establishment located on NE 163rd <br />Street which serves the community. The new monument sign along NE 163rd Street would provide <br />for greater visibility to this local establishment and the long term success of their business <br />operations. <br />Greenberg Traurig, P.A.
