NE 163rd Street is a <br />one way- five lane directional right of way fronting this parcel which impedes visibility to the <br />store's frontage which is located approximately 7 feet higher than that sidewalk elevation. A <br />monument sign located within and above the existing 46 inch planter, would allow for more <br />pedestrian and vehicular visibility to this local establishment. <br />(3) A literal enforcement of the provisions of this chapter may result in unnecessary <br />hardship. <br />Response and support for variance: A literal enforcement of this provision would cause hardship <br />to this local business, as the pedestrian and vehicular visibility is impeded by the buildings <br />compliance with necessary heightened elevation building standards. <br />This Rose Cafe monument sign application is seeking two variances which are described <br />as follows: <br />(1) The parcel of land, located at 16690 Collins Avenue currently has a monument sign <br />located on the parcel's South frontage line.
