July 15, 2026 <br />PZ2025-16 <br />Site Visit Photo — red arrow indicates location of proposed sign within existing planter box <br />The two proposed sign ordinance variances meet some, but not all, of the three review <br />criteria of Sec. 265-63.1. <br />First, the property is a corner lot with frontages on two multi -lane arterial roadways. The <br />proposed monument sign will face Sunny Isles Blvd., which is a four -lane roadway and <br />visibility to the ground floor commercial areas is limited. Having two street frontages along <br />multi -lane roadways is a special condition that does not result from the actions of the <br />Applicant and it is not contrary to the public interest to have a monument on both streets. <br />However, literal enforcement of the provisions of the sign ordinance to be restricted to <br />one monument sign for the property would not result in an unnecessary hardship. <br />Second, the proposed monument sign is small in size, at 10 sq. ft., and is to be located <br />within an existing planter box. The setback reduction will not impact any site visibility <br />triangles for vehicles, as there are no driveways proximate to the proposed sign location. <br />Therefore, the reduction of the required setback is not contrary to the public interest. <br />However, there is not a special condition that merits the setback reduction, nor would <br />literal enforcement of the 6' setback requirement result in unnecessary hardship. <br />Staff has compiled the relevant facts of the requested site plan modification and sign <br />ordinance variance and recommends the application be presented to City Commission <br />for consideration along with the conditions of Section VI. <br />Page 5 of 8 <br />349 <br />
