July 15, 2026 <br />PZ2025-16 <br />The proposed monument sign facing Sunny Isles Boulevard requires two sign ordinance <br />variances. The first is to allow two monument signs, when only one is permissible. Code <br />Sec. 265-56.A.(2) limits the number of monument signs to one per parcel, except, "If <br />parcel has 300 feet or more of street frontage and more than one two-way access point, <br />one additional sign may be permitted." This parcel does not have 300 feet or more of <br />street frontage and only has one access point onto Collins Avenue. The second sign <br />ordinance variance is to reduce the required setback from 6' to 3'-1" from the right-of-way. <br />The following are the standards of review for sign ordinance variances, from code Sec. <br />265-63.1: <br />(1) The variance is not contrary to the public interest; <br />(2) Special conditions and circumstances do not result from actions of the applicant; <br />(3) A literal enforcement of the provisions of this chapter may result in unnecessary <br />hardship. <br />V. FINAL ANALYSIS <br />The original site plan approval for Milton Tower included one monument sign facing <br />Collins Avenue. According to code Sec. 265-18.1., a change to the development's signage <br />is considered a major site plan modification. Therefore, the proposal to add a second <br />monument sign to the property is a major site plan modification and is subject to the City <br />Commission's approval.
