Pursuant to Section §265-18 of the City of Sunny Isles Beach Land Development <br />Regulations, the Applicant is requesting a Site Plan Modification to increase the <br />number of monument signs from one (1) to two (2). <br />2. Pursuant to Sections §265-63.1 and §265-56.A.(2) of the City of Sunny Isles Beach <br />Land Development Regulations, the Applicant is requesting approval of a sign <br />variance to allow two (2) monument signs on a single parcel, where only one (1) is <br />permitted. <br />3. Pursuant to Sections §265-63.1 and §265-56.A.(5) of the City of Sunny Isles Beach <br />Land Development Regulations, the Applicant is requesting approval of a sign <br />variance to decrease the monument sign setback from 6' to 3'-1" from the right-of-way. <br />ZONING REVIEW <br />The following is a review of the relevant Land Development Regulations for installation of <br />the proposed monument sign facing Sunny Isles Boulevard, within an existing planter box <br />adjacent to the sidewalk.
