Such regulations shall include Transferable <br />Development Rights (TDR) regulations in accordance with the following <br />standards: <br />a) Receiver and Sender Districts shall be designated in appropriate areas, <br />with receiver districts limited to locations within the Town Center, Mixed <br />Use -High Density Resort, Mixed Use - Business, and Neighborhood <br />Business land use categories. <br />b) Mechanisms to enhance the value and marketability of TDR's &4a4-maybe <br />utilized, such as assigning additional density and/or intensity es -to <br />receiver sites. which may exeee4 <br />4a4c Density and intensity on a receiver site shall not exceed the future land <br />use category density and/or intensity limitations set forth in Policy I&Ik14B <br />when a maximum density and/or intensity inclusive of TDRs is stated for a <br />land use category. <br />d) Where a specific density and/or intensity limitation inclusive of TDRs is not <br />specified for a land use category, the maximum density and/or intensity <br />achievable on a receiver site with TDRs shall not exceed an additional <br />thirty percent (30%) of the combined total of the base density and/or floor <br />area ratio stated in the land use category, plus bonuses allowable through <br />the land development code. For example: (Base density and/or intensity <br />established in land use category + Bonuses achieved through the land <br />development regulations) x 1.30 = maximum density and/or intensity with <br />TDRs.
