$C tFL�4t �y <br />frr 4F SVA )� <br />City of Sunny Isles Beach <br />18070 Collins Avenue <br />Sunny Isles Beach, Florida 33160 <br />(305) 947-0606 City Hall <br />(305) 949-3113 Fax .\ <br />MEMORANDUM <br />TO: Honorable Mayor and City Commissioners <br />VIA: Stan Morris, City Manager <br />FROM: Amy Canales, Planning and Zoning Director <br />DATE: February 19, 2026 <br />RE: Miami Beach Club Sales Center - Request for Site Plan Approval, Conditional <br />Use Approval, Variances for property Located at 18325 Collins Avenue <br />(PZ2025-15) <br />RECOMMENDATION: <br />Staff has compiled the relevant facts, presented in the attached staff report, and recommends the <br />application be presented to City Commission for consideration. <br />REASONS: <br />The Applicant, Dezer Blue Grass, LLC, has submitted applications for a conditional use, a setback <br />variance, and site plan approval for the proposed project "Miami Beach Club Temporary Sales Center" <br />located at 18325 Collins Avenue. The following requests are included in the application package: <br />1. Pursuant to Sections §265-13 and §265-14 of the City of Sunny Isles Beach Land Development <br />Regulations, the Applicant is requesting approval of conditional use for an off -site temporary sales <br />center. <br />2. Pursuant to Section §265-18 of the City of Sunny Isles Beach Land Development Regulations, the <br />Applicant is requesting site plan approval for a one-story temporary sales center with 4,480 <br />square feet of floor area. <br />3. Pursuant to Section §265-35 of the City of Sunny Isles Beach Land Development Regulations, the <br />Applicant is requesting a variance to reduce the north side setback from 20' to 11'. <br />4. Pursuant to Section §265-57 of the City of Sunny Isles Beach Land Development Regulations, the <br />Applicant is requestingthe use of murals and graphics on a temporary construction fence. <br />ATTACHMENTS: <br />Item Number: 5.6 <br />343 <br />
