Specifically, <br />Applicant proposes to construct the Sales Center on the northern portion of the Property, in <br />support of the forthcoming Miami Beach Club multifamily redevelopment project ("Multifamily <br />Project") that will be located at 19051 Collins Avenue (Folio: 31-2202-016-0001). This <br />application also contains lesser requests for (a) a variance to allow the Sales Center building to <br />deviate from the 20' side setback on the north to allow a 14' building setback (I V building <br />overhang setback); and (2) temporary construction fencing including murals or graphics pursuant <br />to Section 265-57, as further depicted in the exemplary imagery within the enclosed plans. <br />The Property is currently improved with an existing sales center building that serves <br />another multifamily project in the City — namely, The Bentley Residences (which is currently <br />under construction). The existing sales center was approved and constructed pursuant to <br />Resolution 2021-3212. The existing sales center is located within the southern portion of the <br />Property and is proposed to remain under the current Application. The proposed new Sales <br />Center is proposed to be constructed within the northern portion of the Property, as further <br />detailed in the plans provided with this Application. <br />363 <br />
