KiI ley)�� Hot n Traffic Impact Analysis <br />INTRODUCTION <br />RDBH Sunny Isles Venture LLC is proposing to develop the property located at 19051 Collins <br />Avenue in Sunny Isles Beach, Florida. The site proposed for development consists of a low-rise <br />residential building, which is now vacant as of July 2025. The development is proposed to consist <br />of 145 high-rise residential units and a restaurant with 10 employees. The project is expected to <br />be completed and opened by the year 2029. A project location map is provided as Figure 1. A <br />conceptual site plan is provided in Appendix A. <br />Kimley-Horn and Associates, Inc. has completed this traffic impact analysis for submittal to the City <br />of Sunny Isles Beach, consistent with the approved methodology included in Appendix B. The <br />purpose of the study is to assess the project's impact on the surrounding roadway network.
