Kimley»> Horn Traffic Impact Analysis <br />VALET OPERATIONS ANALYSIS <br />The valet queuing operations analysis was performed based on the methodology outlined in ITE's <br />Transportation and Land Development, 1988. The analysis was performed to determine if valet <br />operations could accommodate vehicular queues within the provided drop-off/pick-up area <br />without exceeding the storage provided during the highest valet demand analysis scenario. Valet <br />operations were analyzed for the number of valet attendants and required vehicle stacking for the <br />development traffic. <br />The development will be served by one (1) valet drop-off/pick-up area located on -site within the <br />lobby level porte-cochere. The valet drop-off/pick-up area consists of one (1) valet drop-off/pick- <br />up lane that will operate within the porte-cochere with storage for approximately three (3) <br />vehicles. Note that the valet trips for this project were split proportionally based on the number <br />of parking spaces currently contemplated to be dedicated for valet. Out of the total 298 proposed <br />parking spaces, 153 spaces (31 tandem and 91 regular spaces) is assumed to be allocated for valet. <br />Based on the 153 parking spaces allocated for valet, it was assumed that 51.0 percent (51.0%) of <br />all trips will utilize valet. The project is expected to generate 35 valet trips (11 drop-off and 24 pick- <br />up) during the A.M. peak hour and 33 valet trips (21 drop-off and 12 pick-up) during the P.M. peak <br />hour. The site will provide both valet parking using tandem parking spaces within the garage as <br />well as self -parking with the conventional parking spaces within the garage. A graphic illustration <br />of the proposed ground level valet routes to/from the on -site parking garage is provided in <br />Appendix M. <br />VALET ASSUMPTIONS <br />The queuing analysis used the multiple -channel waiting line model with Poisson arrivals and <br />exponential service times. The queuing analysis is based on the coefficient of utilization, p, which <br />is the ratio of the average vehicle arrival rate over the average service rate multiplied by the <br />number of channels. <br />Valet attendants will be stationed at the valet drop-off/pick-up area. Valet drop-off trip service <br />time was calculated based on the time it would take a valet parking attendant to obtain and park <br />a drop-off vehicle within the on -site parking garage.
