Kimley»>Horn
October 2, 2025
Sunny Isles Beach Public Works
18070 Collins Avenue
Sunny Isles Beach, Florida 33160
RE: Project Name: Miami Beach Club 19051 Collins Avenue
Drainage Statement
Please allow this letter to serve as a preliminary drainage statement for the above -referenced
project. Per City of Sunny Isles Beach Application number PZ2025-08, proper water quantity
for the site will be provided using drainage wells and exfiltration trench.
The proposed development is located at 19051 Collins Avenue, within the City of Sunny Isles
Beach with the property being located on the east side of Collins Avenue.
Existing Conditions
The existing site is approximately 2.0 +/- acres and is currently zoned as Mixed -Use Resort
(MUR). This existing site currently operates as a two-story condominium with surface parking
and utilizes an existing drainage system with catch basins on the north side of the site.
Proposed Conditions
The proposed project is being developed for RDBH Sunny Isles Venture, LLC and will consist
of a 62-story high-rise development with an associated 2-story structured parking garage.
Planned improvements include the installation of new curb and gutter, enhanced landscaping,
and the addition of new drainage infrastructure. These enhancements aim to improve
pedestrian accessibility, traffic flow, and overall aesthetic appeal of the beach front site.
The purpose of this preliminary analysis is to % demonstrate how the proposed storm
infrastructure effectively mitigates runoff by providing additional stormwater quantity to exceed
the existing storage conditions.
The objective of the proposed stormwater management system is to provide adequate flood
protection for the proposed project while having zero impact on the existing stormwater system
and meet the environmental and regulatory requirements set forth by the federal, state, county,
and local governmental agencies. These agencies include the City of Sunny Isles Beach, the
Department of Environmental Resources Management (DERM), and South Florida Water
Management District (SFWMD).
Note that all elevations listed herein are referenced to the National Geodetic Vertical Datum of
1929 (NGVD).
Water Table Elevation
The design water table elevation of approximately 2.00 ft NGVD was obtained from
Geotechnical Report provided by Skyrise on January 23, 2024, see attachment B.
55
