Per City of Sunny Isles Beach Application number PZ2025-08, proper water quantity <br />for the site will be provided using drainage wells and exfiltration trench. <br />The proposed development is located at 19051 Collins Avenue, within the City of Sunny Isles <br />Beach with the property being located on the east side of Collins Avenue. <br />Existing Conditions <br />The existing site is approximately 2.0 +/- acres and is currently zoned as Mixed -Use Resort <br />(MUR). This existing site currently operates as a two-story condominium with surface parking <br />and utilizes an existing drainage system with catch basins on the north side of the site. <br />Proposed Conditions <br />The proposed project is being developed for RDBH Sunny Isles Venture, LLC and will consist <br />of a 62-story high-rise development with an associated 2-story structured parking garage. <br />Planned improvements include the installation of new curb and gutter, enhanced landscaping, <br />and the addition of new drainage infrastructure. These enhancements aim to improve <br />pedestrian accessibility, traffic flow, and overall aesthetic appeal of the beach front site. <br />The purpose of this preliminary analysis is to % demonstrate how the proposed storm <br />infrastructure effectively mitigates runoff by providing additional stormwater quantity to exceed <br />the existing storage conditions. <br />The objective of the proposed stormwater management system is to provide adequate flood <br />protection for the proposed project while having zero impact on the existing stormwater system <br />and meet the environmental and regulatory requirements set forth by the federal, state, county, <br />and local governmental agencies. These agencies include the City of Sunny Isles Beach, the <br />Department of Environmental Resources Management (DERM), and South Florida Water <br />Management District (SFWMD). <br />Note that all elevations listed herein are referenced to the National Geodetic Vertical Datum of <br />1929 (NGVD). <br />Water Table Elevation <br />The design water table elevation of approximately 2.00 ft NGVD was obtained from <br />Geotechnical Report provided by Skyrise on January 23, 2024, see attachment B. <br />55 <br />
