Page 3 <br />The Project - is consistent with the goals, policies and objectives of the City's <br />Comprehensive Plan. The Plans meet all applicable site plan requirements, site development <br />standards, and bonus criteria set forth in Sections 265-18 and 265-35 of the City Code, including <br />internal site vehicular circulation, ingress and egress, conformance with the character of <br />development in the surrounding area, general layout of the site, architectural design of the <br />structures. The Project has an anticipated construction cost of approximately $294,000,000 and <br />completion date of December, 2031. The Project complements and elevates the area's current <br />built environment while simultaneously promoting economic development — including job <br />creation and tax -base enhancement — through significant private reinvestment in an otherwise <br />underutilized Property. <br />In addition to the main Site Plan and TDR approval requests described in detail above, <br />the Application requests several lesser related approvals including to allow future construction <br />fence graphics as further described in the Plans and shared parking between the main multifamily <br />use and related private amenities, as further described in the Parking Study enclosed with the <br />Application. Applicant will satisfy the City's Art in Public Places requirements prior to issuance <br />of Certificate of Occupancy/Completion for the Project. The LDRs permit deviation from the <br />City's default Development Order deadline timeframes upon request. Similarly, the LDRs permit <br />payment of the TDR Bonuses over time rather than at building permit issuance. Accordingly, <br />Applicant requests up to 5 years from approval of the Applications to "utilize" the approval and <br />obtain a building permit and begin construction as further described in Sections 265-11(L) and <br />265-11(N)(2) of the Code, and up to 5 years from issuance of a building permit to complete <br />development as further described in Section 265-11(N)(5) of the City Code. Applicant also <br />requests approval to issue payment of the TDRs and Bonuses over time rather than at building <br />permit as permitted by Sections 265-23G(1)(d) and 265-11(M). Further, Applicant hereby agrees <br />to voluntarily waive the statutory development order review deadlines set forth in Section <br />166.033, Florida Statutes. <br />Please find enclosed with the Applications various required supporting documents and <br />materials.
