Page 2 <br />includes impressive "sunrise" amenities on the east side of the building facing the ocean such as <br />a large lap pool, outdoor spa facilities, cabanas, outdoor seating, and a lawn area transitioning to <br />beach access. Lush landscaping and thoughtful hardscapes encourage pedestrian activity in a <br />park -like atmosphere throughout the Property, including from Collins Avenue on the west over to <br />the natural boundary of the Atlantic Ocean on the east. <br />The Project will utilize the MU-R Bonus program and City TDRs in order to achieve the <br />proposed design. Section 265-35.D.(9)(c) of the Code allows projects in MU-R zoning to exceed <br />50 units per acre and 2.50 FAR through Bonuses by contributing to certain City -recognized <br />public benefit bonus initiatives through financial contributions and physical improvements, all of <br />which the Project satisfies as detailed in the Plans. Specifically, Section 265-35.D.(10)(e)(1) of <br />the Code states that "for each floor area ratio increase of 0.02 achieved through the ... [fJloor <br />area ratio bonuses, an increase of one residential dwelling unit per acre shall be granted to a <br />maximum of 80 units per acre." The Project proposes 145 Dwelling Units, which equates to <br />approximately 73 units per acre. Accordingly, Project Density can be satisfied entirely through a <br />combination of base density and Bonuses. Approximately 1.38 FAR of Project intensity will be <br />satisfied through TDRs. As described above, the Property is assigned a Future Land Use <br />designation of "Mixed -Use - High Density Resort," which is an eligible receiver land use <br />category for TDRs.
