Applicant is a joint venture between Dezer Development and <br />Related Group, both of which are successful developers of high quality multifamily residential <br />projects throughout the region, including several landmark developments within the City. <br />The Property is zoned MUR - Mixed Use Resort and has a Future Land Use designation <br />of Mixed -Use - High Density Resort. The Applications propose to replace the aging "Miami <br />Beach Club Motel" with a new, thoughtfully designed 62-story, 145 unit multifamily <br />development with state-of-the-art amenities and ample parking ("Project"). The plans for the <br />Project enclosed with the Applications ("Plans"), including but not limited to architectural sheets <br />prepared by Cohen Freedman Encinosa & Associates Architects, P.A. and landscaping sheets <br />prepared by Enea Landscape Architecture Inc., conform with the restrictions and requirements of <br />the City's land development regulations ("LDRs"). <br />The Project is designed with a single, slender tower building that is elegant in its classical <br />appearance and maximizes spacing from adjacent buildings. The orientation of the building <br />enhances view corridors from Collins Avenue to the ocean and features long-range views from <br />its units. The thoughtful building placement and design profile allows for significant outdoor <br />amenity space throughout the balance of the Property. Specifically, the Project includes <br />sprawling "sunset" amenities located on the west side of the building facing Collins Avenue such <br />as a padel ball court, water features, a sculpture garden, and a raised pool deck.
