The application is <br />consistent with many, but not all of, the specific use standards for child day care facilities of City Code <br />Section 265-44.D. and Miami -Dade County Code Chapter 33, Article XA. Specifically, the minimum <br />classroom size and outdoor playground area requirements. Therefore, the conditions of approval limit <br />the maximum number of children to 60 and establish a maximum number of children that may use the <br />outdoor play area at one time. <br />Staff has compiled the relevant facts of the requested conditional use and presents the application to <br />the City Commission for consideration. Approval of the application is contingent upon satisfaction of the <br />conditions listed in Section VI I of the staff report. <br />REASONS: <br />The Applicant, lessee of the property, is seeking approval of a conditional use to allow a child day care <br />facility on a property zoned RMF-2 (Medium High Density Multifamily Residential). The Applicant has <br />renovated the interior of the existing 4,167 sq. ft. office building and does not propose any building <br />additions or exterior improvements. <br />ADDITIONAL INFORMATION: <br />The application as submitted, would not be eligible for a Certificate of Use to operate the facility as <br />proposed. The conditions of this approval provide for 60 children maximum as well limitations on <br />Item Number: 5.A <br />6 <br />
