Sustainability, <br />Resiliency, and Sea <br />Level Rise <br />Designing resilient public spaces and infrastructure is a <br />fundamental component of BA’s planning and design philosophy. <br />As one of South Florida’s leading multidisciplinary design firms, <br />we have extensive experience integrating sustainability, climate <br />adaptation, stormwater management, and sea level rise strategies <br />into municipal projects throughout coastal communities. <br />Our team understands the unique environmental challenges <br />facing Sunny isles Beach, including sea level rise, tidal flooding, <br />storm surge, coastal resilience, infrastructure vulnerability, and <br />long-term maintenance considerations. We recognize that <br />today’s investments must be designed not only to meet current <br />needs but also to remain functional and adaptable for decades <br />to come. <br />Our approach incorporates resilient design strategies that may <br />include: <br />• Nature-based and green infrastructure solutions. <br />• improved stormwater management and water quality <br />treatment. <br />• Living shoreline and coastal protection strategies where <br />appropriate. <br />• Salt-tolerant and drought-resistant landscape design. <br />• Sustainable materials with long service lives. <br />• Energy-efficient site lighting and infrastructure. <br />• Heat island reduction through expanded tree canopy and <br />shade. <br />• Adaptable public spaces that accommodate future <br />environmental conditions. <br />Our team has successfully completed numerous resiliency <br />and waterfront projects throughout Florida and the Caribbean, <br />including the City of Marathon Coastal Resiliency Study; the <br />Cocoplum Adaptation Action Area Plan; Sullivan Park in Deerfield <br />Beach; Port Everglades Terminal 25; Port Miami Terminals A, B, <br />and V; Ocean Cay MSC Marine Reserve; and Norwegian Cruise <br />Line’s Great Stirrup Cay redevelopment. <br />These projects have provided our team with firsthand experience <br />balancing environmental stewardship, public access, operational <br />requirements, and long-term resilience. We will bring this <br />experience to every assignment for the City of Sunny isles <br />Beach, helping deliver projects that are sustainable, resilient, <br />cost-effective, and reflective of the City’s vision for its future. <br />Cost Control <br />BA’s approach to cost control begins during the concept design <br />phase of the project. During this phase we develop an order <br />of magnitude cost of construction estimate based on the size, <br />type, and current construction cost data. We also make an initial <br />evaluation of the site conditions, proposed hardscape, and <br />soft scape areas of the project to gauge the anticipated cost <br />attributed to site improvements. During the schematic design <br />(SD) phase we begin to break down the cost by the proposed <br />structural, mechanical, electrical systems and anticipated level <br />of finishes. We include a preliminary list of plant material and <br />area calculation for hardscaped surfaces. This Schematic Design <br />estimate serves to initiate our value engineering strategy for the <br />project. During this SD phase we confirm that the requested <br />programmatic elements can be incorporated as part of the <br />proposed design for the project. We carry multiple contingencies <br />for escalation, design and economic conditions that may impact <br />future costs in the construction industry. <br />The next major estimate of the cost of construction is performed <br />during the design development (DD) phase of the project. The <br />estimating team is giving a set of DD drawings along with the <br />proposed finishes, lighting and mechanical equipment and <br />systems as well as site improvements and owner reviewed and <br />approved landscaped areas. Based on the findings during <br />this pricing exercise the client and the design team evaluate <br />possible value engineering options. The goal of this pricing <br />exercise is to reduce the need for major changes to the project <br />as we proceed into the construction documentation phase of <br />the project. During this pricing phase we also identify possible <br />add alternates based on the owner’s programmatic priorities. <br />During the construction documentation phase, we reconfirm <br />the cost estimates at 30% and 75% completion of the set of <br />documents. The initial percentages for contingency are reduced <br />based on having higher accuracy of the construction systems <br />and details, mechanical, electrical and plumbing equipment and <br />the selected finishes for all areas of the building, along with site <br />improvements, hard and soft landscaped areas and specialty <br />conditions that may be unique to the project. <br />The final estimate at 75% completion serves as the basis of <br />comparison against the cost of construction received during <br />the bidding phase of the project. <br />We have implemented this approach on numerous projects, <br />large and small. Value engineering is integral to our design <br />approach.
