Scheduling <br />Prior to drawing our first line we develop a project schedule (this is our base line) that begins with the concept design phase and <br />concludes with the close out of the construction phase of the project. This schedule serves as our guide to assign staff members, <br />confirm the owner’s expectation on the delivery of the project, and identify key milestones to ensure that the project schedule <br />is maintained within the owner’s expectations. Our schedule identifies each of the phases of the project, the deliverable dates <br />with deliverable packages, critical tasks and we highlight critical tasks that could limit our ability to maintain the schedule. As we <br />progress into the project, we continuously monitor the project schedule, and we identify potential delays which allow us to provide <br />adjustments or find ways to realign the project team to maintain the owner’s schedule. One of the biggest challenges is having the <br />necessary information be it from an owner, stakeholders, municipality, or design team members that will ensure adherence to the <br />base project schedule. To properly address these challenges, we provide timely requests to all members of the team that could <br />impact the schedule. When information is just not available regardless of the reason we work with the entire team to find solutions <br />that will maintain or have a minimal impact to the schedule. <br />Our schedule will identify a period for permitting and for construction of the project. These are two phases where the design team <br />does not have full control of the end date to complete these phases. During permitting we are proactive in collecting, reviewing, <br />and responding to permit comments. We work closely with our subconsultants to ensure that they commit to our sense or urgency <br />in addressing permit comments. <br />Upon the selection of the construction team, we immediately begin with a thorough review of the construction schedule. Our first <br />request to the construction team is to identify within a reasonable timeline the anticipated delivery of shop drawings requiring the <br />design team’s review. This will allow us to have our design team members ready to address, review and approve shop drawings <br />which are critical to the construction sequence. We also recognize the importance of addressing requests for information that will <br />further assist the construction to maintain the sequence of constriction.
