PA+M <br />PHASE 1 PRE-DESIGN <br />This phase studies and develops the constraints of the project. Research of applicable codes and ordinances, analysis of <br />existing building conditions, development of program requirements, and discussion and study of related issues that pertain to <br />the design of the project. <br />SERVICES: <br />1. Owner-supplied Data Coordination.4. Schematics/Flow Diagrams. <br />2. Agency Consulting/Review/Approval.5. Project Scheduling and Budget Shareholder Report <br />3. Project Programming. <br />PHASE 2 CONCEPTUAL DESIGN <br />This phase develops an overall concept through a comprehensive incorporation of the information obtained, reviewed, and <br />accepted as part of the pre-design phase. This phase graphically develops of a conceptual and general site plan, exterior <br />elevations and building structure and systems for review. <br />SERVICES: <br />1. Owner-supplied Data Coordination.4.Detailed Site Utilization <br />2. Agency Consulting/Review/Approval.5. On-Site/Off-Site Utility Studies. <br />3. Site Analysis and Planning.6. Environmental Studies. <br />PHASE 3 SCHEMATIC DESIGN <br />This phase develops the approved Conceptual Design. In addition, we also evaluate the various technical requirements <br />needed for the project. Site utilities and drainage requirements are determined. Appropriate structural, HVAC, electrical and <br />fire systems are reviewed. <br />SERVICES: <br />1. Project Administration.6. Landscape Design. <br />2. Disciplines Coordination/Document Checking.7. Materials Research/Specifications. <br />3. Agency Review/Approval.8. Project Time Scheduling. <br />4. Owner-supplied Data Coordination.9. Estimate of Probable Construction Cost/EPCC. <br />5. Architectural Design/Documentation.10. Presentations as requested. <br />• Conceptual site/building plans. <br />• Preliminary sections/elevations. <br />• Preliminary building systems/materials. <br />• Development of approximate dimensions, volumes. <br />• Three-dimensional sketch(es) and study models. <br />PHASE 4 DESIGN DEVELOPMENT <br />This phase begins the process in which the necessary detail and coordination of the building design and systems occurs with <br />the various disciplines. Systems are reviewed and solutions incorporated to meet the project program. <br />SERVICES: <br />1. Disciplines Coordination/Document Checking.5. Materials Research/Specifications. <br />2. Agency Consulting/Review/Approval.6. Project Development Scheduling. <br />3. Owner-supplied Data Coordination.7. Statement of Probable Construction Cost. <br />4. Architectural Design/Documentation.8. Presentations. <br />• Plans, sections, and elevations.9.
