PA+M <br />PHASE 5 CONSTRUCTION DOCUMENTS <br />Final architectural/engineering design into written instruction: for bidding, permitting and construction. <br />• QA/QC is maintained through coordination between A/E disciplines and the General Contractor. <br />• Conflicts are identified. <br />• To further clarify the design intent, three dimensional sections and details can be created of especially difficult areas. <br />• Upon completion, the cost documents are submitted for building permit. <br />SERVICES: <br />1. Disciplines Coordination/Document Checking. <br />2. Agency Consulting/Review/Approval. <br />3. Owner-supplied Data Coordination. <br />4. Architectural Design/Documentation. <br />5. Construction Administration. <br />PHASE 6 CONSTRUCTION ADMINISTRATION <br />The A/E team on behalf of the owner will visit the site to confirm that the project is being constructed according to the <br />construction drawings and design intent. Review the General Contractor’s draw requisitions, RFIs, and shop drawings. <br />• Ensure that deviations from the contract documents are corrected, or if accepted, any impact to the original intent is <br />understood by all parties. <br />• Coordination of the Owner supplied data, evaluation of the quality of work, and determination of the value of work <br />performed are reviewed. <br />• Issue field advisories/directives as needed to clarify the work described in the contract documents. <br />• Attend final completion field review. <br />SERVICES: <br />1. Project Administration – Office and Field. 5. Supplemental Documents. <br />2. Disciplines Coordination/Document Checking. 6. Quotation Request/Change Orders. <br />3. Project Closeout. <br />PHASE 7 POSTCONSTRUCTION <br />Our involvement with the project does not end after certificate of occupancy. <br />• Coordination of the final set of project record drawings, to be used by the Owner, will be produced in collaboration with <br />the General Contractor. <br />• Eight month and twelve-month site visits for verification that the systems installed are operating as designed. <br />• A post construction evaluation of how the building is utilized and performing to verify that the project program intent is <br />achieved or determine if corrective action is required. <br />SERVICES: <br />1.
