Driveway Standards: Driveway access complies with the minimum driveway standards. <br /> Lighting: Lighting must comply with minimum outdoor standards at the time of <br /> building permitting. <br /> Parking requirement: Use Required Provided <br /> Business and Professional 1 space/300 sq ft. 54 Parking Spaces <br /> Offices 17 Parking Spaces 3 handicap Spaces <br /> Staff Analysis: The Applicant is requesting approval for a temporary sales center <br /> modification. The modification consists of a new façade and signage of the <br /> existing sales center structure and an expansion of the parking area and the <br /> creation of a lawn/event area. However, the square footage for the sales <br /> center remains the same as existing. Under this modification, the Applicant <br /> is requesting a waiver of the landscaping requirements and also a waiver of <br /> the landscaping and setback requirements for the temporary construction <br /> fence. Please note that the Applicant is demolishing the old Solis project and <br /> the expansion of the sales center is to be placed at that location. <br /> Conditions: (1)The project shall be developed substantially in accordance with the plans <br /> submitted for administrative approval. Upon the submittal of an application <br /> for building permit, the plans submitted shall meet with the approval of the <br /> City Manager or his/her designee. Plans shall include all the required <br /> elements of the site plan pursuant to the City's Land Development <br /> Regulations. Result in a change that would not be considered minor; the <br /> Applicant shall be required to obtain approval of the City Commission. <br /> (2) Removal of the sales center must comply with all City and County <br /> requirements. Removal shall occur no later than 30 days after Temporary <br /> Certificate of Occupancy for the approved site plan under Resolution No. 14- <br /> Z-146. <br /> (3) A bond shall be posted by the applicant for the amount $20,000 that <br /> would be necessary if the City were placed in the position of having to <br /> remove said temporary sales building or trailer and/or maintain such <br /> property. <br /> (4) That the Applicant comply with all conditions and permit requirements <br /> of the Department of Permitting, Environment and Regulatory Affairs <br /> (PERA), the Miami-Dade County Fire Department (MDFD), Water and <br /> Sewer Department, Department of Environmental Protection (DEP), Florida <br /> Department of Transportation(FDOT). <br /> (5) If the Applicant does not obtain a building permit within six (6) months <br /> of approval of the request to construct the modified sales center,the approval <br /> shall be deemed null and void. <br /> 2 <br />
