(hereinafter "Association"). This letter shall serve as the Association's revised Letter of <br /> Intent in its request for a site plan modification for the TDR Towers Project located at 15811 <br /> Collins Avenue, Sunny Isles Beach, Florida 33160. The scope of the project consists of the <br /> Association improving the common area parking pedestal within the TDR Towers Project <br /> (hereinafter "Project"). In addition, this correspondence shall serve as a response to the City of <br /> Sunny Isles Beach's (hereinafter"City") initial comments dated December 22, 2014. <br /> The Project consists of existing condominium buildings with three residential Towers <br /> sharing a parking pedestal built on approximately 7.9 acres along Collins Avenue. There are a <br /> total of 813 residential units within the TDR Towers Project and the property currently provides <br /> 1,050 parking spaces which are being serviced by full time valet personnel. The Project <br /> proposes a design change and building modification for the construction of two (2) parking <br /> decks above the existing parking decks, between the Towers, in order to increase the total <br /> parking count and parking garage square footage. The proposed Project design will increase <br /> the total parking count to approximately 1,390 parking spaces (340 new spaces). The total <br /> square footage of the Project is anticipated to be approximately 83,316 square feet.
