Importantly, <br /> this Project does not anticipate the construction of any new units and existing driveways of the <br /> TDR Tower Project will not be affected. In addition, this Project proposal does not contemplate <br /> changes to the building elevations of the three residential Towers. <br /> In furtherance of this project, the Association is requesting the City consider its request <br /> for the variances as detailed below. In the course of the City's review of the below variances, <br /> the Association respectfully requests that the City use the City's 2005 standards as the base for <br /> their review as the TDR Towers Project was originally constructed in accordance with said 2005 <br /> standards. <br /> 1. Building Separation §265-35 D. (5). The Association understands that to <br /> preserve ocean views for properties west of Collins Avenue, primary use <br /> buildings exceeding 20 feet in height above grade on the same site shall be <br /> separated by a minimum of 100 feet as measured parallel to Collins Avenue. <br /> a. The Association is requesting a variance to allow 0'-0" Building <br /> Separation between the new pedestal deck and existing residential <br /> Towers for the two new parking decks to be constructed instead of the <br /> existing 120'-0" separation currently in place. It is suggested that this <br /> requested variance will not have a negative impact on the surrounding <br /> community as the building separation between the Towers above the new <br /> parking decks will remain the same. <br />
