PLANNING REVIEW: <br /> 1. Comprehensive Plan <br /> The proposed development is consistent with the following policy of the City of Sunny Isles <br /> Beach Comprehensive Plan. <br /> 2. FINAL ANALYSIS <br /> Based on the above review, the application is consistent with the City's Comprehensive <br /> Plan and the City's Land Development Regulations. <br /> As indicated in the report, the City Commission had approved the initial site plan relating <br /> to the development project. The City Commission has also approved several site plan <br /> modifications relating to the project. <br /> Staff has reviewed the site plan modification application, which includes the reduction of <br /> residential units, the one year extension for Phase III to pull a building permit, and the <br /> modification of the Bay-walk area. Thus, the Applicant is requesting to modify the approved <br /> seven (7) foot Bay-walk to a minimum Bay-walk path of four (4) feet in certain areas and <br /> an average of seven (7) feet overall. Based on the modified plan, thelCity Commission has <br /> the discretion to approve or deny the request. <br /> Staff is submitting this application with conditions for your review. <br /> VII.
