III. REQUEST <br /> 1. Pursuant to Section 265-18 of the City of Sunny Isles Beach Land Development <br /> Regulations, the Applicant is requesting a site plan approval fon a 56-story residential <br /> condominium with 308 dwelling units and with a total Floor Area Ratio (FAR) of 811,560 <br /> square feet. <br /> 2. Pursuant to Section 265-23 of the City of Sunny Isles Beach Land Development <br /> Regulations, the Applicant is requesting the utilization and assignment of public TDRs in <br /> the amount of 118,589 square feet of floor area and 23 dwelling units. An adjustment to be <br /> made for a decrease of 118,589 square feet of floor area and 56 dwelling units from the <br /> City's TDR Bank. <br /> 3. Pursuant to Section 265-23 of the City of Sunny Isles Beach Land Development <br /> Regulations, the Applicant is requesting the utilization and assignment of private TDRs in <br /> the amount of 68,694 square feet of floor area and 37 dwelling units'. An adjustment will be <br /> made to close out the private TDR Bank. <br /> IV. ZONING REVIEW <br /> The plans reviewed are on file, and may be examined, in the City Clerk's Office and are <br /> entitled "Residences by Armani/CASA", prepared by Sieger Suarez Architects stamped <br /> received April 6, 2015 consisting of 36 sheets, landscaping plans prepared by Enea <br /> Garden Design consisting of 26 sheets stamped received April 6, 2015, and the Survey <br /> entitled ALTA/ACSM Land Title Survey prepared by Fortin, Leavy, Skiles, Inc. consisting <br /> of six sheets stamped received April 6, 2015. Plans are subject to revisions based <br /> comments provided by zoning staff of the City of Sunny Isles Beach.
