ZONING (Continued) <br /> The total cost of obtaining bonuses vary from site to site and are based on the amount of participation <br /> units the developer is willing to contribute. According to a representative with the Building and <br /> Zoning Department, Claudia Hasbun, all proposed projects, within the B-1/BD zoning district, are <br /> entitled to purchase bonuses up to .823, thereby, increasing the total FAR to 2.823, prior to the <br /> purchase of TDR's. In comparison to project costs the purchase price for bonuses are nominal. To <br /> qualify for TDR's all required bonuses must be purchased. <br /> The purchase of TDR's can increase the FAR by a maximum of 30% or a maximum density of 85 <br /> units per acre. <br /> According to Ordinance No. 2002-147 the City of Sunny Isles Beach will allow the transfer of <br /> development rights from lands acquired by the city, currently utilized as public open space, parks, <br /> recreational facilities,community facilities and cultural facilities,to proposed development sites within <br /> the various districts. As such, a receiver will be allowed to obtain these TDR's, thereby, increasing <br /> the density and FAR of the development site. However, in no case, shall the density or intensity be <br /> increased by more than 30% of the maximum permitted by the land use category. <br /> Summary <br /> The subject property is well suited for any of the allowable uses under the existing zoning code. <br /> STREET IMPROVEMENTS/ACCESS <br /> Access to the subject property is via the west side of Collins Avenue, a four lane with middle turn <br /> lane, asphalt paved, roadway. The dedicated right of way is 100 feet and the street improvements <br /> include a concrete median, concrete sidewalks, gutters and utility poles. The property can also be <br /> accessed via the two lane Atlantic Boulevard. The right-of-way is 70 feet. <br /> 14 <br />
