In addition, the region is bordered to the east by the Atlantic
Ocean and the west by the environmentally protected Everglades, which limits the land
area that can be developed in this metropolitan market. This is particularly evident in
Broward County, where slower growth during the last decade has been caused by the
diminishing supply of developable land in that market.
Other items of note:
• Broward County had 1.84 million residents, compared with 1.75 million in 2010. The
biggest driver was international immigration, which accounted for 39,565 new residents.
Domestic migration added 25,965 while natural population increase (the number of births
minus deaths) boosted it by 20,026.
• Palm Beach County grew to 1.37 million people, vs. 1.32 million in 2010. The biggest
increase came from domestic migration (25,662), followed by international immigration
(20,237)and natural population increase(1,517).
• Miami-Dade County had 2.62 million residents, compared with 2.5 million in 2010. It
actually had a net loss of 19,877 residents who moved to other parts of the United States.
However, that was more than replenished by 93,196 arrivals from overseas. Natural
growth made up 36,778.
• When calculating international migration, the Census Bureau includes U.S. citizens,
members of the armed forces and foreign-born people who move between the United
States, Puerto Rico and other countries.
• Population growth is forecast to continue strengthening as Florida remains one of the
fastest growing states in the country. In the near-term, growth is expected to average
1.3% between 2013 and 2015 — and then continue its recovery in the future, averaging
1.4% between 2015 and 2020. Nationally, average annual growth will be about 0.74%
between 2013 and 2030. The future will be different from the past; Florida's long-term
growth rate between 1970 and 1995 was over 3%. Experts predict that the state will add
Clobus, McLemore & Duke, Inc.
