ANALYSIS OF DATA 50 <br /> location of the Neighborhood Business District, they should be encouraged to <br /> develop in compact centers under a unified design that is architecturally compatible <br /> with the neighborhood which they are located adjacent to. Further, such districts <br /> should not be so large or broad in scope of services as to attract substantial trade <br /> from outside the neighborhood. Lot assembly, however, shall be encouraged to <br /> promote enhanced at-grade pedestrian and bicycle circulation systems, greater site <br /> design efficiency, especially for parking, and reduced vehicular circulation drive <br /> impacts. <br /> Permitted uses within the district include a wide range of commercial property types, <br /> including, but not limited to, retail, office, restaurants, hotels, religious facilities and <br /> schools. The district also allows for all uses permitted in the RMF-1, Medium Density <br /> Multi-family Residential District, including single family, duplex, townhouse and <br /> medium density residential development of multi-family dwellings at a maximum <br /> density of 25 dwelling units per net acre. <br /> Site development standards within the B-1 district are summarized as follows: <br /> Site Development Standards <br /> B-1,Neighborhood Business District <br /> Maximum F.A.R 2.0* <br /> Maximum Dwelling Unit Density 25 units/acre* <br /> Maximum Lot Coverage 80.0% <br /> Maximum Building Height(Collins Ave) 190 feet <br /> The indicated maximum floor area ratio (FAR) of 2.0 may be increased in <br /> accordance with the following bonus provisions.
