The Business Overlay District is <br /> intended to be applied to and overlay the Mixed Use-Business Land Use category, <br /> outside of the Town Center District (TCD). This land use category is intended to <br /> provide services primarily for surrounding residential areas, neighboring communities <br /> and visitor populations in an environment oriented to the pedestrian and adjacent <br /> street frontages. The Business Overlay District is designed to supplement and <br /> complement the existing Neighborhood Business District (B-1) zoning category. <br /> Complete descriptions of the B-1 and BD districts are located within the Addenda <br /> section of this report. <br /> • Physically Possible <br /> The subject site consists of two adjacent parcels totaling 44,745 square feet or 1.027 <br /> acres. The site has a rectangular shape and possesses 100 feet of frontage each <br /> along Collins Avenue to the east and Atlantic Boulevard to the west. The site is <br /> essentially level at road grade and is accessible from the adjacent roadways. No <br /> drainage, soil or subsoil problems appear to inhibit development of the site, and all <br /> utilities and services necessary for development are available. Overall, the subject <br /> site appears to be physically capable of accommodating any of the legally permitted <br /> uses of the site in its vacant state. <br /> Clobus, McLemore & Duke, Inc. <br />
