12 City of Sunny Isles Beach New Facility Qualifications for Architectural Design Services <br />+ HALLMARKS OF OUR APPROACH—SCHEDULE <br />Establishment of a schedule requires the cooperative involvement of the <br />design professional and the client. Because we recognize that each facility <br />belongs to the client and the building users, our programming and design <br />process places the client at the center of the design team. The client’s <br />need for a desired occupancy date is weighed against budgetary limitations, <br />potential risks, and the client’s decision-making process, and a schedule that <br />best meets the client’s needs is set. <br />Our scheduling process consists of two components: schedule establishment <br />and schedule control. <br />Schedule Establishment <br />At the commencement of the project a master bar-line schedule—a work <br />plan—is established by the architect and the stakeholders. This schedule <br />establishes milestone dates for the entire project, from programming through <br />building occupancy. Tasks, task schedules and task responsibilities are <br />indicated on the master schedule. Additionally, for each subsequent phase a <br />detailed work plan is developed that addresses specific tasks in greater detail <br />and allocates specific resources to accomplish those tasks. <br />Schedule Control <br />A variety of tools and techniques are utilized to control the established <br />schedule, including: <br />• Update of the detailed schedule within the fixed master schedule at the <br />commencement of each phase to reflect any changes <br />• Weekly project team meetings to review progress and performance, <br />to reallocate resources as necessary, and to communicate the client’s <br />objectives <br />• Weekly update of the project’s staffing needs <br />• Scheduled quality control reviews of the documents in each phase to <br />assure that documentation is complete and that delay will not occur due <br />to change orders during construction. <br />This management style is consistently applied throughout the entire project. <br />Our team’s consistent record of projects delivered on time is unrivaled in the <br />industry.
