14 City of Sunny Isles Beach New Facility Qualifications for Architectural Design Services <br />+ HALLMARKS OF OUR APPROACH—QUALITY CONTROL <br />Perkins+Will has a quality control program that provides both technical assistance during project design and a <br />strictly enforced system of periodic review. <br />We believe that no matter how much we reinforce the idea of quality documentation as an ongoing design pro- <br />cess, we must supplement careful document production with a rigorous checking process at various phases of <br />a project’s design process. Quality control reviews are performed on every project; no project is released for bid <br />without benefit of a review. This methodology of quality control includes the integrated use of REVIT (Three- <br />dimensional Building Modeling) as both a design tool and as a means to avoid conflict between the architectural <br />and engineering systems; this greatly reduces conflicts in the field during the construction process. <br />Peer Review <br />Our quality control program is led by a registered architect with extensive experience in technical coordination of <br />all types of building programs. Quality control reviewers do not have involvement in the project they are review- <br />ing so that objectivity is maintained along with a fresh perspective. <br />Review Process <br />During design and documentation, the design quality and technical content of reports and drawings are reviewed <br />before release to the client or for bidding. The quality control reviews require drawings from all disciplines and <br />all consultants: the outline or final specifications, and the code and zoning analyses. The first review is held <br />when schematic design is 90-95% complete. The second review, when design development is 90-95% com- <br />plete, focuses on final code and zoning solutions, appropriate systems distribution, and the building envelope. <br />The most critical review is the third, at 90-95% completion of construction documents. In this final review, <br />systems coordination and constructability become a critical focus. <br />Comments generated during the review process are written directly on a set of documents intended solely for <br />this purpose. The comments are studied and evaluated by the project manager and the project technical coor- <br />dinator. All agreed upon comments are incorporated into the documents. Written response to quality-control <br />documents is mandatory before any project is released by Perkins+Will for bidding or review purposes.
