PROJECT APPROACH AND UNDERSTANDING <br />abreast of current developments. The project's designated Contract Administrator (CA) reviews the construction <br />documents prior to the pre- construction meeting and visits the construction site regularly to monitor construction progress <br />and answer the contractor's questions. The CA keeps the Client abreast of construction progress and answers the <br />contractor's questions, issues a punch list and verifies completion of the project. Our services include a one -year post - <br />occupancy walk- through to review project issues after the user -group is in place and prior to the expiration of warranties <br />and construction management delivery for especially challenging projects. <br />IMPLEMENTATION TIMELINE AND CONSTRUCTION BUDGET <br />A detailed project schedule, with the description of all tasks and project milestones, will be established and submitted to <br />the City Project Manager for approval. ACAI's approach to the project process is guided by the project's schedule and <br />involves continuous coordination with the City's Project Manager. <br />The Design phase will need to be established once input is received and a Program is approved. This schedule depends <br />on approvals by the City's staff, committees and the Commission. Some of these approvals require public posting prior <br />to the authority and ability to vote for approval. <br />A couple of areas that receive special attention in projects that are delivered in the CMAR format are permitting and <br />estimating Design Assist. This is because the builder is brought onboard early to fully understand the project and help <br />control costs through design assist from their subs and vendors. This format brings the following key features: <br />• Pricing and startup in real -time <br />• Early start due to timely completion of permit documents <br />• Freezing of GMP documents to produce a guaranteed maximum price <br />• Project duration and scheduling is more realistic and is established jointly (but ACAI will monitor through as <br />per our schedule) <br />PROJECT COORDINATION <br />As Principal in Charge, Adolfo Cotilla oversees the management of all assignments for which he is responsible and will <br />maintain direct contact with City throughout the project duration. His responsibilities include overseeing the project team, <br />reviewing financial project goals, meeting with the Project Managers and project teams, reviewing the schedule and <br />maintaining relationships with the client contacts as well as with the Developer's Project Manager and construction team. <br />ACAI's Project Manager and the Project Architect are responsible for managing the client relationship, the Project Team <br />and project within the scope, services, schedule and construction budget as outlined in the RFQ. <br />RFQ No. 15 -04 -01 1 ARCHITECTURAL DESIGN SERVICES FOR A NEW FACILITY AT 18080 COLLINS AVE. <br />
