PROJECT APPROACH AND UNDERSTANDING <br />ACAI's approach to Pre - design and Concept Development services is as follows: <br />• Identify the basic elements of the project with an Outline of the Program <br />• Review and evaluate any existing facilities with similar uses and any dynamics affecting the program <br />• Prepare a space requirements outline — room name, dimensions, height, utility requirements, etc. <br />• Evaluate building requirements such as: parking, access, security <br />• Embrace and understand the role of the project in the surrounding community <br />• Coordinate fundamental functional, spatial, and visual relationships among components <br />• Implement passive measures to allow for future growth or change to address outside avenues of opportunity <br />• Evaluate and address any budget concerns <br />• Benchmark requirements of governing codes and regulations <br />• Consider energy and environmental requirements <br />• Define a detailed room /space chart <br />• Provide a summary of above items <br />After the Program for the project has been reviewed by the stakeholders and approved by the City, we will begin to <br />transform words and diagrams into two and three dimensional spatial studies. This is where our virtual design and <br />construction software comes into play. These Conceptual Studies will be presented for approval and along with the <br />Concept Designs; a Preliminary Cost Report will be developed. The above work will be the completion of Pre - Design <br />Analysis and Conceptual Development. <br />DESIGN DEVELOPMENT PHASE <br />Following the Pre - Design /Concept Studies report and approval, we will proceed into the Design Development Phase. The <br />work will be divided into sub phases as listed in the RFP: Schematic Design - 30 %, Design Development - 60% and <br />Contract Documents - 90% and 100 %. <br />Prior to each design sub -phase submittal, a thorough Quality Assurance and Quality Control (QA/QC) review process is <br />completed by an independent team of professionals to assure all requirements have been met. This includes a <br />constructability review, in which one of our in -house licensed contractors will participate. <br />Our staff has been responsible for the design and delivery of hundreds of facilities throughout South Florida. This often <br />includes permit expediting services: submitting the project for permitting as a Contractor (ACAI is licensed as a General <br />Contracting Firm) and with over 30 years of experience in South Florida, our personnel understand what is required by <br />all municipal, city and state permitting agencies to avoid delays in the permitting and approval process. We are <br />proponents of meeting and involving permitting agencies early in the development of the project to assure the final plan <br />review process is completed expeditiously. When implemented, this process will mean an early start <br />of construction. <br />On a local level, ACAI's charrettes often involve assisting cities with their outreach programs including neighborhood <br />meetings to present the plans and address local community concerns to assure the local community needs are <br />addressed. <br />POST- DESIGN AND CONSTRUCTION ADMINISTRATION PHASE <br />Recognizing that the construction phase is critical to successful project management, ACAI maintains carefully <br />documented records, including meeting minutes, logs for RFIs, COs, shop drawings, submittals, etc., to keep all parties <br />RFQ No. 15 -04 -01 1 ARCHITECTURAL DESIGN SERVICES FOR A NEW FACILITY AT 18080 COLLINS AVE. <br />
