PROJECT APPROACH AND UNDERSTANDING <br />APPROACH <br />A facility used for multiple purposes begins with understanding the challenges posed by differing needs, occupancy loads <br />and zoning requirements. Clear understanding of these elements is imperative to achieving an efficiency factor in line with <br />the peak usage of the facility, <br />This project is no different and we perform these services every day. <br />Our use of virtual design software and developing the drawings is a 3D model achieves a fast delivery because drawings must <br />be made earlier, rather than later and the approval process is facilitated because 3D snapshots of the design are available <br />in real -time. This workflow affords you a holistic approach to the design process with a final product which is economically <br />feasible, as well as aesthetically pleasing. Our workflow design is to the budget and is not dependant on value engineering. <br />Our approach is to pursue all options regarding the best siting for the building by performing charette(s) to seek input from the <br />Community, City Commission and City Administration, all in workshop format, incorporating agreed upon revisions in the next <br />progress review presentation. The charette may include multiple, individual meetings, or both, if necessary. Recommenda- <br />tions are presented by ACAI at community meetings with final approval at a City Commission public meeting. <br />Final project delivery as a turn -key project is anticipated with the interface and design assist expected in a normal Construc- <br />tion Management at Risk (CMAR) delivery as this is possibly the case . The City need only turn the proverbial key to make <br />everything function as it should. This process is expected to include selection of furniture and fixtures, along with any addi- <br />tional consultants to complete the project. <br />The staff at ACAI Associates has knowledge and experience with multi -use facilities and brings an understanding of these <br />complexities to your project. In reviewing our submittal, you will see the considerable experience ACAI has and can bring to <br />the development of 18080 Collins Avenue. <br />PRE - DESIGN ANALYSIS AND CONCEPTUAL DEVELOPMENT <br />The initial step in assuring the success of a project involves meetings between the members of our design team, the City's <br />Executive Team and the Advisory Board associated with the project. Stakeholders review the existing project parameters and <br />budget and make any necessary changes and update to the Facility Program. To assure clear communications among all <br />parties, minutes from each meeting is distributed to attendees and management personnel for review and approval. <br />The Facility Program is the most critical of all items to review and approve. From the RFQ document, it appears that establish- <br />ing a facility Program will be required.
