PROJECT APPROACH AND UNDERSTANDING <br />Although not typically received with CMAR delivery, value engineering options are entertained prior to the completion of <br />Construction Documents to assure the best quality product, at the lowest cost to the Client. ACAI's low bid to estimate <br />range has historically been less than 2.5 %, reflecting care and accuracy in cost estimating and design. This approach to <br />Cost Control has positively contributed toward lowering construction costs, improving design efficiency and accelerating <br />the schedule without sacrificing our client's objectives. We provide schedule control using two methods and programs. <br />In -house uses Microsoft Project to schedule the work in our office. <br />Every Monday morning at our Project Managers' Meeting all projects in the office are reviewed and staffing is assigned <br />for the week. Our labor pool is adjusted to fit this approved and established schedule so that deadlines are met. <br />ACAI's QA/QC Program is part of the Firm's Total Quality Management approach to its projects (a copy of the Program <br />is available upon request) and entails the review of documents at pre - established phases of development to ensure that <br />all plans and documents conform to Client Standards and Criteria, and are void of errors and omissions, within the <br />bounds of Standard of Care established for the industry. QA /QC begins with an internal "start-up" meeting involving all <br />key project individuals. The Scope of Services, tasks, budgetary review and project accountability procedures are <br />reviewed, along with the project schedule for each phase of the project. Independent reviews of documentation are <br />performed at pre- determined points in the progress of the project (Schematic Design, Design Development and CD <br />phases) and entail the completion of a Review Checklist and review of all drawings and specifications. <br />Each Consultant on the ACAI Team is involved in the QA /QC review, and their documentation for the project is reviewed <br />for coordination and completeness. Reviews are performed by highly skilled and experienced Architects and Engineers who rely on the state <br />and local codes to serve as a guide to ensure compliance and consistency in your projects. While many codes and <br />checklists exist, the actual decision and review is generally based on the experience of the person in charge. The ACAI <br />Team has that experience. With in -depth knowledge of building code compliance requirements, we are able to make this process as <br />smooth as possible for our clients. Most of the battle in project permitting is knowing what to do, how to do it, who to <br />submit it to, and what the proper follow -up procedures are. At ACAI we focus on all levels of state and local permitting <br />for development projects and know how to get the job done.
