<br />If the construction process will be based on a critical path method (CPM) schedule, it will be developed
<br />jointly with the construction professional(s), with specific milestones for completing portions of the work. Initial
<br />meetings will present both standard and alternative (e.g. fast-track) processes of project delivery and what is to be
<br />expected of each of the participants—architects, engineers, consultants, construction professional(s), CMAR and
<br />the City of Sunny Isles Beach’s Team.
<br />The best time to control project cost is before design starts. Our cost consultant’s role starts at the very beginning
<br />of the project, and continues through each designing phase and into construction, to bring continual in-house
<br />cost information to our project manager. Through active involvement in current construction projects, our cost
<br />consultant will ensure that construction costs and trends are constantly updated, and that current cost information
<br />informs all design decisions.
<br />At the beginning of the project the Program Requirements or equivalent will articulate the needs of every space
<br />and guide the Designers. Accurate net areas, listed in the ED Spec, provide the first step in maintaining budget
<br />compliance, and serve as a checklist as the design develops.
<br />As each phase of the design—Schematic Design, Design Development and Construction Documents—nears
<br />completion, our cost consultant will assess the project cost. Additionally, the construction manager at risk will
<br />provide an independent estimate. If the two sets of figures differ significantly, a reconciliation meeting is held
<br />to identify specific differences and arrive at a jointly accepted project budget. If reconciliation is achieved
<br />and the estimate is in excess of the projected budget, recommendations for program modification, value
<br />engineering or budget adjustments will be developed and discussed with the district prior to implementation.

<br />house and with clients, via both telephone and Internet platforms.
<br />In recent years our offices have pioneered the use of project websites for collection dissemination of
<br />information about each project. Establishment of such and Internet site, which always includes appropriate
<br />levels of security, permits all team members to communicate and reach project information instantly.
