ARCHITECTURE <br />ENGINEERING <br />PLANNING <br />INTERIOR DESIGN <br />CITY OF SUNNY ISLES BEACH RFQ NO. 15-04-01 <br />NEW FACILITY AT 18080 COLLINS AVE.12 <br />Below is WA’s step-by-step process it undertakes in <br />every municipal mixed-use project. <br />STEP 1: Program Definition/Data Collection <br />For this initial phase, WA will start by assisting the <br />city in identifying the project’s programmatic require- <br />ments. As an integral part of our approach and prior <br />to beginning the conceptual development of the proj- <br />ect, the WA team will sit down with key personnel <br />from the city staff to discuss project goals, as well <br />as the general <br />construction bud- <br />get. During this <br />phase we also <br />propose that the <br />disciplines of me- <br />chanical and elec- <br />trical be involved <br />to ascertain the <br />requirements of <br />the project. Upon <br />completion of this process, the architect shall issue <br />a final program to the city for its review and approv- <br />al. The approved program will form the basis of the <br />Conceptual Design Development. <br /> <br />STEP 2: Concept Design Development <br />Prior to the approved final program, WA shall initiate <br />the concept development phase for the project. Pre- <br />liminary conceptual “bubble” floor plans and sketch- <br />es illustrating the general layout and design intent <br />of the new facility shall be developed and presented <br />for review. This exercise will test the program to as- <br />sure that user goals are being met. General building <br />size (100,000 SF+/-), circulation patterns, room adja- <br />cencies, and floor assignments shall be established <br />based on the building type. Upon acceptance of the <br />first preliminary concept, the architect will develop <br />final conceptual drawings and present to the owner <br />for review. With the city’s consent, the architect will <br />incorporate any comments received and re-issue the <br />concept for final approval. The approved conceptu- <br />al designs will form the basis of the development of <br />Construction Documents. <br />STEP 3: Schematic Design <br />Based upon the mutually agreed program and the <br />approved conceptual design drawings, schedule, <br />and general construction budget requirements, WA <br />will prepare Schematic Design Drawings for the <br />city to review and approve. These represent more <br />detailed drawings consisting of floor plans, exterior <br />elevations, sections and other drawings delineating, <br />in general, the design parameters and character of <br />the project. Preliminary discussion and agreement <br />shall also be made as to the general mechanical, <br />and electrical systems, as well as materials, general <br />interior design direction, and other design elements <br />to be incorporated during the Design Development <br />portion of the final Construction Documents. <br />STEP 4: Design Development <br />Based upon the approved Schematic Design Draw- <br />ings, with adjustments authorized by the city in the <br />program schedule or construction budget, WA will <br />further develop the design including the architectur- <br />al, structural, mechanical, and electrical systems as <br />well as preliminary material identification. <br />STEP 5: Construction Documents <br />Based upon approved Design Development draw- <br />ings, outline specifications, schedule, and general <br />construction budget requirements, WA will further <br />develop and complete the Construction Documents <br />for the project. These final documents consist of the <br />final drawings and technical specifications, in suffi- <br />cient detail for the permitting and construction of the <br />project. At the request of the owner, interim milestone <br />submittals can be provided for review by the city. <br />We will prepare <br />budget estimates <br />at 30, 60, 90 <br />and 100 percent <br />of document <br />development <br />DEFINE, DESIGN, DEVELOP, DEPLOY
