ARCHITECTURE ENGINEERING PLANNING INTERIOR DESIGN CITY OF SUNNY ISLES BEACH RFQ NO. 15-04-01 NEW FACILITY AT 18080 COLLINS AVE.9 PROJECT APPROACH AND UNDERSTANDING The new mixed-use facility being proposed rep- resents a major capital investment by the City of Sunny Isles Beach. WA pledges it will take a fresh and innovated approach to the project and will bring many new ideas and concepts to the city to help it visualize the project. Mixed-use community facilities help to consolidate and reduce operating costs they also offer a chance to be more integrated into the community. These fa- cilities offer a more traditional feeling while gaining some of the benefits of additional foot traffic and a central location. To have a successful project will require close coor- dination with the city, particularly at the outset of the project, where fundamental decisions will be made. This open channel of communication is important in order to receive proper direction and information and to keep the city constantly apprised of our progress. Overall Project Management and Coordination with the City The WA Team will be organized beginning with, the principal-in-charge (PIC), Julio E. Alvarez, P.E., who will direct the overall effort of the Team, and will be responsible for allocating personnel, financial and production resources necessary to execute the work plan and accomplish the project’s goals and objectives. The PIC, working closely with the project manager, who will monitor the project’s progress to ensure adherence to contractual terms and conduct periodic audits of schedule and technical perfor- mance of all in-house personnel as well as outside consultants. The project manager, Marcel Morlote will be the team’s single point of contact for the city, as well as all other entities and agencies. The project manager, with the support and assistance of the architectural and engineering coordinators, will be responsible for assigning resources of the Team to the various work tasks, and maintaining regular communication as to progress of work with the city’s project manager. Mr. Morlote will oversee the overall design and pro- duction effort, and will monitor project schedule and identify problems in order for them to be resolved in a timely man- ner. He will establish and implement the Team’s quality control pro- cess, and will be responsible for scheduling internal project reviews of all submittals be- fore they are delivered to the city. Site Analysis and Opportunities An on-site analysis will take place and include verifi- cation of above ground utilities, obstructions, existing vegetation, character of adjacent properties, and any other pertinent elements. Following site inventory and analysis will be the preparation of conceptual al- ternatives that depict the character and intent of the master plan. The initial site visit will introduce the design project team to the city’s team, and will serve to assess existing conditions, area for demolition, review the scope of work, identify tasks specific to each team member, identify potential problems and possible solutions, define project boundaries and discuss the overall design that will be needed to meet permitting requirements and accomplish the project objectives. Aerial photographs will be analyzed to evaluate the relationship of the project with adjacent lands and how the proposed improvements will affect private and public landowners in neighboring areas. Team members will participate in periodic project meetings to discuss progress, proposed construction tasks, Wolfberg Alvarez provides innovative, multi-disciplined design services coupled with practical, cost- effective project management.
