Addi- <br />tional meetings with governing agencies, utility com- <br />panies, adjacent landowners and the general public <br />to develop consensus with all affected parties will be <br />scheduled as necessary. <br />Design Approach and Alternative Analysis of <br />Plans and Specifications <br />Each phase will have specific goals, deliverables, and <br />milestones with steady consultation and interaction <br />between our firm and the city. Information, questions, <br />responses, sketches and drawings will be made read- <br />ily available to the city. During the initial conceptual <br />and schematic design phases of the project, we cus- <br />tomarily like to perform “charettes” with the owner’s <br />selected project representatives. This method pro- <br />duces the most dialogue and results in significant <br />time reduction. It is also an effective tool in encourag- <br />ing staff involvement and in empowering them in the <br />design process. <br />Cost Estimating <br />Recognizing the critical impor- <br />tance of cost management <br />when budgets are tight, WA <br />will commence cost con- <br />trol procedures immedi- <br />ately upon issuance of <br />the Notice to Proceed on the <br />project. <br /> <br />The techniques to be utilized by the team for cost con- <br />trol include, but are not limited to: <br />• Program and Budget Review: A detailed review <br />of the program and budget will be conducted to <br />ensure validity and compatibility. <br />• Systems Budgeting and Estimating: All budget <br />estimating will be divided into subsystem com- <br />ponents to allow for identification and control of <br />specific problem areas. <br />• Cost Trending: A careful charting of the on-going <br />estimates will be performed to evaluate a direc- <br />tion that might be developing as the project pro- <br />gresses. <br />PROJECT <br />DELIVERABLES <br />TASK 1: DESIGN & SCHEMATIC DESIGN <br />• Understanding of the Project - Team analyzes <br />program and completes a site visit <br />• Site development conceptual planning <br />• Utility development planning <br />• Circulation <br />• Planning, zoning and code analysis <br />• Prepare budget <br />• Deliver schematic design drawings and docu- <br />ments for preliminary approval <br />TASK 2: DESIGN DEVELOPMENT <br />• Design development plans, components will <br />include: program scope, uses relationships, <br />sizes, finishes, materials and colors, plant- <br />ings, exterior and interior finishes etc. <br />• Code analysis compliance <br />• Develop the MEP and irrigation drawings <br />• Pedestrian circulation <br />• LEED certification if applicable, proposed <br />sustainable design elements and products <br />• Submit design development drawings and <br />documents to the city for review <br />TASK 3: CONSTRUCTION DOCUMENTS <br />• Construction documents and specifications <br />preparation based on approved Design Devel- <br />opment Documents and updated budget. <br />• Incorporate city requirements for completing <br />Construction Documents <br />• Deliver 100% Construction Documents and <br />100% Project manual <br />TASK 4: BIDDING AND PERMITTING <br />• Competitive bidding and bidding assistance <br />and value engineering <br />• Provide the city assistance during the permit- <br />ting process
