Lighting: Lighting must comply with minimum outdoor standards at the time of <br /> building permitting. <br /> Parking requirement: <br /> Use Required Provided <br /> Business and Professional 1 space/300 sq. ft. <br /> Staff Offices 26 Parking Spaces 29 Parking Spaces <br /> 7,801 sq. ft. <br /> Analysis: The Applicant is requesting approval for a temporary sales center to be <br /> located at 18801 Collins Avenue ("Varadero site"). The proposal includes a <br /> new single story building with 7,801 square feet of floor area. The sales <br /> center will consist of offices and showrooms. The development project for <br /> the site has not been approved by City Commission.Therefore, the Applicant <br /> has agreed to submit a site plan application no later than September 4, 2015. <br /> Staff has reviewed the temporary sales center site plan submitted by the <br /> Applicant. Staff does not have any objection to the proposed sales center <br /> provided that the conditions set forth below are satisfied. Please note that <br /> the Applicant intends to maintain the south end of the property in a ready- <br /> for-construction setting. <br /> Conditions: (1)The project shall be developed substantially in accordance with the plans <br /> submitted for the temporary sales center. Plans created by Llorente <br /> Architects, Inc dated received June 5, 2015 and landscaping plans created by <br /> JFS Design, Inc,dated received June 5,2015 for the abovementioned project. <br /> Upon the submittal of an application for building permit, the plans submitted <br /> shall meet with the approval of the City Manager or his/her designee. Plans <br /> shall include all the required elements of the site plan pursuant to the City's <br /> Land Development Regulations. Any revisions to the plans that are not <br /> considered minor shall require approval of the City Commission. <br /> (2) That the Applicant shall submit a site plan application for the Varadero <br /> site no later than September 4, 2015. If the site plan application is not <br /> submitted, the sales center shall be removed within 30 days. <br /> (3) A bond shall be posted by the applicant for the amount $20,000 that <br /> would be necessary if the City were placed in the position of having to <br /> remove said temporary sales center or trailer. <br /> (4) Removal of the sales center must comply with all City and County <br /> requirements. Removal shall occur no later than 30 days after Temporary <br /> Certificate of Occupancy is obtained for the development project on the <br /> Varadero site, unless a site plan approval for a different project is approved <br /> for the subject property. <br /> (5) That the Applicant comply with all conditions and permit requirements <br /> of the Department of Permitting, Environment and Regulatory Affairs <br /> (RER),the Miami-Dade County Fire Department(MDFD),Water and Sewer <br /> Armani Sales Center PZ2014-19 Page 2 of 3 <br />
