We will work hand-in-hard with the Architect to provide pre-construc- <br />tion advice, constructability reviews, and value engineering to find the best way to construct your new facility. In addition <br />to helping define the building system and providing cost estimates at various stages of design, our team will coordinate <br />the preparation and submission of all required Federal, State, County, and Local approvals and permits. We have experi- <br />ence with all permitting jurisdictions listed in the Request for Qualifications (DOT, DEP, MDC-DERM, MDC-Fire, USACOE, <br />and both the City of Sunny Isles Beach Zoning and Building departments). <br />ZERO-SETBACK EXPERTISE <br />Weitz has extensive experience building at or very near prop- <br />erty lines, which will be a direct benefit on the Annex project. <br />We prepared for construction of the original Government <br />Center with a logistics plan that enabled us to work within the <br />narrow confines of your civic center site; construction of the <br />Annex will require similar preparation. At our ongoing Miami <br />Dade College parking structure project, we have coordinated <br />the design and foundations so that we are able to construct <br />their multi-story building within 11 inches of the property line <br />using special shoring and pre-finished architectural precast <br />components. This precast work is also reducing traffic impacts <br />and improving pedestrian safety. <br />ON SCHEDULE AND WITHIN BUDGET <br />The Weitz Company consistently achieves on- <br />time, on-budget results while delivering the <br />quality our clients expect (see table, right). <br />A good example of this was the Wellington <br />City Hall project. Weitz developed detailed <br />schedules in conjunction with our subcontrac- <br />tors and the client during pre-construction. To <br />set the expectations for the project and ensure <br />buy-in and accountability on the part of the <br />subcontractor, the durations for critical schedule <br />activities were negotiated with each sub and <br />included as a part of their subcontract. Through- <br />out the project, schedules were updated weekly <br />and reviewed with the project team to ensure <br />adherence to the critical path. Three-week look- <br />ahead schedules were reviewed each week in <br />the subcontractor meeting. Any situations that <br />would result in a potential impact to the critical <br />path were addressed through planning sessions <br />with the parties involved immediately after the <br />subcontractor meeting. <br />The results, in terms of time, cost, and quality, <br />speak for themselves. Weitz completed the job 14 days ahead of schedule, within budget, and to the total satisfaction of the City <br />of Wellington.
