Because of that, we have tailored <br />our policies and procedures with an eye toward executing public projects like <br />yours, knowing that Owners need to be kept fully apprised of our plans and <br />methods to complete the work at all times. These procedures start during the <br />preconstruction phase and continue through the Warranty Phase. <br />Preconstruction Procedures <br />We understand that preconstruction planning and coordination is vital to <br />the success of this project. As discussed in the sections below, several <br />preconstruction procedures will be implemented to ensure the drawings <br />align with your expectations. We will host Subcontractor and Architect <br />constructability reviews to ensure every aspect of your project is accounted for <br />as it relates to design, code, cost, and scheduling. Weitz will also work to identify <br />existing onsite utilities and surrounding conditions to compare them to what is <br />planned in the new project. This reduces the likelihood of damage to existing <br />work and creates a well prepared logistics plan that avoids interruptions to <br />residents, traffic, and users of the adjacent Government Center Complex during <br />construction. <br />Cost Control Methods / Value Analysis <br />Weitz cost control procedures make certain that project-specific scopes are <br />negotiated at the best price. Our numerous and longstanding local vendor <br />relationships, along with our negotiation procedures, create in-depth scopes that <br />eliminate subcontractors double coverage among trades, and reduce the GMP <br />amount. Not only are potential issues discovered during subcontractor scope <br />review, but value engineering ideas are brought to the table, giving you as many <br />options as possible. Our team of estimators work hand-in-hand with the project <br />team to provide detailed quantity take-offs, garner subcontractor input, and <br />identify potential constructability issues. Our goal is to make your construction <br />project a smooth and satisfying process, ultimately providing you with a state-of- <br />the-art facility and an enhanced environment for your residents and visitors. Our <br />Cost Control and Subcontract Awarding Procedure are handled using PROLOG <br />Manager and JDE software, which is a paperless system with up-to-the-minute <br />cost reporting. We can report with accuracy where the GMP stands at all times. <br />Supporting the City’s Owner-Furnished Components <br />The first challenge we will manage is ensuring that the unique equipment and <br />furnishings related to this type of project are designed, coordinated, approved <br />by your staff, and ordered so that your equipment and furnishings arrive on <br />time—whether it is Owner-furnished or a part of our contract. We know how to <br />coordinate this process, allowing your Architect and staff the maximum amount <br />of time for design and aesthetics, without affecting the overall schedule. We <br />also know that finish upgrades and enhancements to projects are commonly <br />made after construction is sometimes well underway. First cost, life cycle cost, <br />logistics, schedule, local participation <br />and aesthetics were all factors. By <br />comparing the structural systems <br />against each of these factors in a <br />detailed study prepared by Gary <br />Hennings, the County was able to <br />determine the best value for the County. <br />Our team provides Value Engineering <br />that allows informed decision making.
