THE WEITZ COMPANY // GOVERNMENT CENTER ANNEX, RFQ NO. 15-08-02 / CITY OF SUNNY ISLES BEACH, FL 12 <br />SECTION D// PROJECT APPROACH AND UNDERSTANDING <br />Zero Setback Construction and Precast Innovation <br />Weitz is familiar with tight urban settings and can help the City achieve the <br />closest setbacks possible to maximize the building space and function of the <br />facility. As currently being performed in downtown Miami for the $14.4 million <br />Miami Dade College Wolfson Parking Garage project, Weitz has been able to <br />achieve an 11-inch setback with no disruption to the adjacent buildings through <br />the use of a unique shoring system (see photos at left). Meanwhile, the use of <br />architectural precast construction is providing an architecturally unique structure <br />and durable system with little or no future maintenance. For the Annex project, <br />we will collaborate with prequalified precast concrete manufacturing plants to <br />ensure the design and aesthetics of the project are attainable and cost effective, <br />including pre-releasing design and precast submittals to help expedite the <br />delivery and schedule. Another benefit of this type of structure is the ability to <br />perform work at night, greatly reducing the impact to residents and Government <br />Center staff (see Palm Beach County Judicial Garage example, bottom left). <br />We are experienced in providing unique structures and know this Architect will <br />expect the same coordination and appearance the City is known for. We can <br />deliver on a precast concrete solution within a timeframe that will help expedite <br />the design and start of construction. We have reviewed your site and believe this <br />innovative process can be used on your project to increase the building space <br />and provide better function of the facility. It will also greatly reduce daytime <br />construction traffic and minimize disruption to the Government Center and <br />nearby School. <br />Preconstruction and Cost Control <br />As shown and described within our response, we have planned an innovative <br />preconstruction approach and cost control approach for your project. We will <br />be able to immediately begin work <br />with the Architect to help support <br />expediting the permit documents and <br />other jurisdictional approvals that can <br />sometimes delay a project. We have <br />developed a permit matrix for this <br />project and will start the first day by <br />helping the Architect assemble details <br />and the necessary logistics plans <br />that will help expedite all permits. <br />Along with design support, our team <br />will work closely with the Architects <br />and subcontractors to review <br />constructability details and coordinate <br />the design in a manner that is durable <br />and cost effective. <br />When Weitz was hired by Palm Beach County to add two levels to the existing <br />Judicial Center Garage in West Palm Beach, work was scheduled at night in order to <br />keep the garage open for business during the day. Despite a tremendous amount of <br />coordination required, Weitz finished the project on time and under budget. <br />Above: pilings are set just at the property <br />line (metal fence) to create a shoring system <br />for digging a trench to install the foundation. <br />Below: the finished shoring and trench.
