47THE WEITZ COMPANY // GOVERNMENT CENTER ANNEX, RFQ NO. 15-08-02 / CITY OF SUNNY ISLES BEACH, FL <br />SECTION K // PROJECT MANAGEMENT SERVICES <br />PROJECT MANAGEMENT <br />SERVICES <br />BUILDING SYSTEMS OPTIONS AND ANALYSIS <br />Our first priority is to collaborate with you on the establishment of common <br />goals and milestones in order to arrive at mutually agreed upon requirements <br />and expectations. During this initial consultation, and throughout the entire <br />preconstruction and construction process, we will listen to your needs and <br />recommend construction approach and requirements for various aspects of <br />the project. <br />Prior to putting a pencil to the paper, we will identify and discuss building <br />system options and alternates in conjunction with specific project <br />requirements. We will assist with the evaluation of material and equipment <br />life cycles, and submit recommendations for Team approval. We will also <br />review the market trends to identify potential issues that may affect the cost <br />and schedule. Our evaluations will speak to the benefits of the speed of <br />erection and early completion of the project. <br />Leading the team through this process will be Chief Estimator Gary <br />Hennings, who is considered the backbone of our pre-construction <br />services. In the 39 years Gary has worked for Weitz, he has gained valuable <br />experience with virtually every building system, the cost of those systems, <br />and the benefits and trade-offs of each. He will be a valuable asset for the <br />City of Sunny Isles Beach. <br />DESIGN REVIEWS <br />Once a building system is chosen, we will work closely with the design team <br />in their preparation of schematic, design development, and construction <br />documents. By doing this, we will ensure the design is completed in such a <br />way that it maximizes quality, minimizes cost, and optimizes the construction <br />duration. <br />As design progresses, we will review, in detail, the drawings and <br />specifications for construction sequencing, detail feasibility, and schedule/ <br />cost effectiveness. Scope of work checklists will be prepared to monitor the <br />process in a checks-and-balances format. <br />BUDGET AND DETAIL ESTIMATING <br />Analogous Preliminary Estimates <br />Our Estimating Department is proficient at preparing initial estimates <br />from preliminary concept sketches. We will compare the specifics of <br />your project with those of similar past projects. These comparisons will <br />be made at various stages of design, most commonly at the schematic, <br />design/development, and construction document phases. The information <br />gathered will be organized and presented to the Project Team in a “Closure <br />Document” that will contain all of the details relevant to the project’s <br />After 39 years with The Weitz Company, <br />Chief Estimator Gary Hennings has <br />developed cost summaries on virtually <br />every building system.
