D. PROJECT APPROACH AND UNDERSTANDING <br />PROJECT MANAGEMENT APPROACH <br />The approach that PASCHEN EMERALD JV will take to this project is to operate as a team, together with <br />the Owner and Architect. Throughout each phase, the value we add to the process will begin during <br />permitting and procurement, increasing during construction, and continuing through close-out. Our <br />approach is to support the successful execution of the work, contributing scheduling/sequencing, budget <br />control, quality control, and safety expertise from the moment we’re on board. Agenda items at each <br />meeting will include discussion of each of these topics. The Team will track all documentation, including <br />correspondence, submittals, change orders, RFIs, billings, meeting minutes, transmittals, daily reports, <br />etc. <br />FIELD SURVEY <br />We have thoroughly reviewed the documents, and after the site walk-through, we have a detailed <br />understanding of the areas and conditions where the work will be taking place. After award, we will <br />complete an expedited investigation of existing conditions with minimal wall penetrations and ceiling <br />examinations, so that unforeseen conditions are further minimized. This will be done in two stages: once <br />before design of a phase of work, and again after the areas have been demolished. These surveys will <br />reveal conditions that would otherwise be “unforeseen” – virtually eliminating the chance of delay. <br />LOGISTICS PLANNING & SCHEDULING/PHASING <br />Communication and our ability to be <br />flexible in our managing any construction <br />site adjacent to public activity is the key to <br />success in any major construction project. <br />Our method is built upon a foundation of <br />open, precise communication. We will <br />always have a current, exhaustive awareness <br />of your needs within the adjacent, occupied <br />areas, and have the phasing and logistics <br />plans to accommodate these needs. <br />We will use our CPM schedule to proactively <br />schedule activities to minimize the <br />traffic, pedestrian, and maintain all City <br />requirements to keep operations running smoothly with little to no downtime or impacts. <br />To ensure execution of any schedule task, activity, or action plan our team will create phasing plans for <br />City of Sunny Isle Beach to make proper and informed decisions. <br />A project specific issue will be the construction parking for employees. Our team members have <br />previous used the William Lehman Causeway Parking to perform previous work in Sunny Isle Beach.
