34 <br />TAB J - PROJECT MANAGEMENT SERVICES <br />Having built for numerous municipalities in South Florida, and having completed over 350 k-12 projects, numerous <br />Joint-Use Facilities & countless community centers, Pirtle Construction understands the scope of work better <br />than anyone else and is committed to perform the work in a timely manner. The following reasons are why Pirtle <br />Construction is your best choice for Construction Manager on your new Government Center Annex: <br />DESIGN REVIEW, VALUE ENGINEERING & CONSTRUCTABILITY ANALYSIS <br />BIM is used throughout all phases of construction at Pirtle Construction. The BIM process begins by creating a <br />computer model of the building that shows its physical and functional characteristics before work begins. Rather <br />than relying on traditional 2D drawings and blueprints, we use digital engineering technology by designing a <br />virtual representation of the structure with advanced 3D modeling software. This extra dimension gives us a <br />constructability preview in how all elements fit together while minimizing the need to rework portions of the <br />job, should unforeseen obstacles arise. All aspects of the new building are included in BIM, right down to office <br />furniture, artwork, lighting systems and other details. In some of our health care projects, BIM was used to review <br />natural lighting effects in the design to maximize patient comfort. In addition, the model can be utilized to review <br />accessibility, equipment and furniture placement. <br />BIM is used to reduce construction cost and time as it keeps every trade on schedule to <br />complete the structure as planned. It produces renderings, time sequence, and “fly-through” <br />for user groups, as a guide for practical applications. Furthermore, it simulates access through <br />the structure for occupants – ensuring that the layout, counter line-of-site and safety factors <br />are all user-friendly. Our BIM processes create accurate built drawings from the coordination <br />process. Clash detection allows for the effective identification and reporting of interferences <br />in a 3D project model. Seeing these conflicts ahead of time and fixing them helps eliminate <br />unforeseen conditions that may be critical once the project is underway. <br />The model can also serve as an excellent record and inventory-keeping mechanism for each <br />aspect of the building. With COBie, operations and maintenance personnel will be able to reference installation <br />dates, manufacturer names and contact information, issue commissioning reports and see the types of equipment <br />deployed as well as diagrams of mechanical systems and records of all changes made over time.
