35 TAB J - PROJECT MANAGEMENT SERVICES ESTABLISHING A SCHEDULE Pirtle is already establishing a strategy for implementing a schedule which includes some of the following: Establishing a Critical Path Method (CPM) schedule for preconstruction which identifies the milestone activities for both the Site GMP phase and the Final GMP phase. Engaging the subcontractor community early in preconstruction to ensure subcontractors are engaged and interested in the project. This will help ensure good bidding coverage and results, which will avoid re-bidding and project delays. Creating a BIM Execution Plan during preconstruction so it can be implemented immediately upon the start of the construction phase. Pirtle’s extensive experience with BIM coordination has proven that BIM can help expedite a project schedule. Developing subcontract bidding scopes as the design progresses through design development, which will help reduce the length of the bidding phase and will shorten the time needed to finalize the GMP. Most importantly is providing constructibility input to the design team which not only provides good quality and reduced cost but also helps to establish a design which is the most efficient for construction. This is a critical component of Pirtle’s strategy, which is often overlooked by other project teams. Pirtle will be vocal with the design team to ensure a project scope is not over designed, which can impact the efficient constructibility of the project.
