36 <br />TAB J - PROJECT MANAGEMENT SERVICES <br />BUDGET ESTIMATING: <br />Pirtle is committed to maintaining the budget of the project without sacrificing the quality. Our project controls <br />and budget approach is particularly appropriate in light of the highly volatile pricing and construction conditions <br />throughout Florida. Our firm has outstanding relationships with South Florida subcontractors and we will use <br />those relationships to help ensure this project remains within budget. <br />Upon reviewing the available documents and information, listening to Sunny Isles, involving the design professionals, <br />and collectively identifying the scope of work, Pirtle’s in-house estimating team will prepare a reliable initial <br />estimate. Producing this initial estimate is the key to control costs. This initial estimate will be updated through the <br />design stages (30%, 60% and 100%) and shared with every team member. Comparing the estimates at the various <br />design development milestones will determine variances in project program, design changes, materials, systems <br />and constructability issues in order to ensure that the budget is maintained. We will consult with the respective <br />subcontractors in the market, and educate them on the scope of the project and its inherent challenges, along with <br />our plan to mitigate the them. <br />QUALITY CONTROL: <br />Pirtle Construction uses a 5 phased Quality <br />Control process that commences long before <br />actual construction begins on the project. Quality <br />control begins with the preparation and review <br />of an accurate and coordinated set of plans and <br />specifications prepared by the design consultants. <br />It then continues through the solicitation and <br />review of bids, award of subcontracts, procedures <br />for running the project, inspection and testing <br />of in-place construction, and the development <br />of punch lists, to the final implementation of <br />warranty and guarantees. <br />We create mock-ups and hold pre-installation <br />meetings with the subcontractors to ensure <br />they have a complete understanding of all <br />project requirements. These meetings are <br />followed up with first work inspections <br />and continued inspections throughout <br />the duration of the work.
