37 <br />TAB J - PROJECT MANAGEMENT SERVICES <br />COST CONTROL IN PRE-CONSTRUCTION: <br />We begin by developing a budget with the Owner and the Architect. We use a number of different methods to <br />develop an initial budget including: <br />• Sq.Ft. analysis based on the most relevant project experiences. <br />• Quantitative take-off with accurate unit prices. <br />• Subcontractor market participation. <br />COST CONTROL IN CONSTRUCTION: <br />We perform many different cost control methods during construction which are important to maintaining the <br />project budget. Some of the many methods are as follows: <br />• Maintain accurate schedule of values for all subcontractors. <br />• Carefully review subcontractor monthly pay applications. <br />• Strictly review subcontractor proposals associated with Owner requested scope changes. <br />• Daily supervision of the construction process to avoid missed opportunities for savings. <br />CLAIMS MANAGEMENT: <br />In order to successfully manage a construction project, a Construction Manager <br />must be able to accurately maintain an abundance of ever changing project <br />specific data Pirtle Construction Company uses two major project management <br />systems to accomplish this. <br />Our core management software, CMiC Enterprise, is used company wide on all <br />of our projects. This system allows us to maintain a centralized database of all project and accounting information <br />and provide consistent and timely communications with all project team members. Because we utilize CMiC <br />Enterprise from the beginning design and bid phases of a project through to project closeout, all project history <br />is contained in one database. Via this system our office is able to accurately track plan changes, daily construction <br />activities, RFI’s, submittals, meeting minutes, contracts and change orders, ensuring that no element of the project <br />is neglected and that all parties are meeting their responsibilities. <br />PROJECT CLOSEOUT: <br />We have developed many techniques to ensure that project closeout is completed smoothly and quickly. By <br />utilizing a Project Closeout Log, we are able to track and verify that all subcontractors and suppliers have provided <br />the correct closeout manuals, end user training, as-built records, certifications and warranties. We also track all <br />Agency and Owner required Certifications and Tests necessary for occupancy and final completion. <br />By performing a pre-punch walk through, our project staff is able to resolve many closeout items prior to the <br />formal walkthrough performed by the Owner and A/E Teams. Thus reducing the punch list completion time. We <br />use our project management system to combine and track all Punch Lists so that they are managed in an efficient <br />and coordinated effort. During Warranty Phase, there will be periodic warranty inspections to ensure that the <br />project is functioning as designed and intended. Pirtle Construction provides the following items to our clients <br />during this phase: Quick and Efficient Completion of the Punch List, Record/As-Built Drawings, Project Closeout <br />Manual, Demonstration and On-Site Training, Warranties, 3-6-12 Month Follow-up Inspections.
