Skanska progress invoices will be prepared and submitted to the City on a <br />monthly basis. The progress invoices will include all the relevant back-up documentation. <br />Project Meetings: Skanska will coordinate and chair weekly construction meetings at the job site. We will meet with the <br />subcontractors to review and coordinate upcoming work, schedule, progress, quality issues, safety issues, productivity, etc. <br />We will chair weekly meetings with the city and the project team to review progress reports including cost, schedule, <br />deliveries, quality and any important project information. <br />Project Management Systems <br />Subcontractor Submittal Process: Throughout the construction phase of the project, Skanska will manage the vital task of <br />subcontractor submittal processing, which requires the identification, logging, recording, expediting, review, and transmittal <br />of all submittal information. When design documents become available, Skanska will review the documents, identify all <br />specific submittals that are required, determine when each submittal is required, determine when its associated material <br />submittals are expected and what their current status is, allowing us to efficiently manage and expedite the process. <br />Punch list: During the closeout and turnover phases of the project, Skanska will document, control, and manage the punch <br />list process. Punch list items can be easily entered into the system, responsibility assigned to the appropriate subcontractor, <br />and the planned and actual completion dates for each item can be tracked. Completion of punch list items will be planned, <br />coordinated and scheduled with the various subcontractors, and the completion date for each punch list item will be <br />documented after it has been verified in the field. <br />Daily Reporting: Skanska will prepare daily field reports. All important events, weather conditions, and incidents, along <br />with a detailed description of each subcontractor’s work and manpower, will be recorded. A detailed record of the project <br />history that is fully searchable is maintained. Manpower reports for specific subcontractors or trades can be produced, <br />helping us to identify and address any manpower deficiencies at their earliest stage. <br />As-Built Drawings: Skanska will assemble and compile record documentation for the completed project, including record <br />drawings, equipment manuals, warranties and certifications, etc. We will accept and inventory prior to delivery to the city all <br />spare parts, maintenance stock, special tools, etc. required from vendors and trade subcontractors. <br />Turnover Documentation: Skanska will set up a program and deliver to the city all appropriate sets of as-built drawings, <br />specifications, operating and maintenance manuals, subcontractors’ submittals and vendor prints. <br />The documentation will include system turnover packages and equipment turnover packages. The documentation will also <br />include guarantees, affidavits, releases, bonds and waivers, keys, manuals, record drawings, etc. Skanska will coordinate the <br />necessary training by the equipment vendors for the city operations personnel. <br />Project Close-out: At completion of construction, Skanska will assemble the following: <br /> •Organized and complete set of all approved submittals as prepared by Skanska and its subcontractors <br /> •Set of marked-up (red lined) as-built drawings and specifications showing all changes for “record purposes” <br /> •Complete set of close-out documents including, O & M manuals, vendor lists, spare parts, equipment warranties, and <br />attic stock. <br /> •Skanska will also be responsible for obtaining the final release of liens and waivers of claims at the completion of each <br />subcontract, and for the removal of all construction debris thereby enabling for final clean-up of the site.
