Project Management Services <br />Page 51 <br /> •Schedule Enhancements: <br /> -Integration – resulting in higher quality and <br />shorter duration <br /> •Operational Enhancements: <br /> -Integration – resulting in cleaner jobsites, <br />schedule enhancements, quality control and cost <br />savings that have historically allowed Skanska to <br />lower project risks and provide more predictable <br />outcomes <br /> -Safety – through end-user involvement <br /> •Environmental, Health and Safety Enhancements: <br /> -Integration – resulting in safer projects <br /> -Certification – resulting in energy performance <br />and savings <br />Upon the completion of the critical design development <br />stage, Perkins + Will and the design consultants move to <br />developing the construction documents while we move <br />back to testing the assumptions and decisions made while <br />establishing a management control schedule. As the 50% <br />Construction Documents are released and in an effort to <br />reduce the remaining design process time; to allow for <br />sequenced construction and to take advantage of every <br />opportunity, a Procurement Management Plan allowing <br />the 50% Construction Documents to be bid is established <br />and the construction documents are released to multiple <br />subcontractors for every identified bid package. <br />In addition to providing City of Sunny Isles Beach, and <br />Perkins + Will with a current market snap-shot, this <br />approach will also allow for: <br /> •Further identification and refinement of the base bid <br />packages and timelines <br /> •Identification of the types of contracts to be used and <br />the contract approval process <br /> •Establishment of subcontractor and vendor <br />management criteria <br /> •Establishment of performance metrics for <br />procurement activities <br /> •Establishment of long lead items list(s) <br /> •Identification of the materials to be procured via <br />City of Sunny Isles Beach’s Direct Material Purchase <br />Program <br />d. Value Engineering <br />Our integrated project delivery approach will allow <br />us to expedite the design and pre-construction phases <br />while at the same time providing City of Sunny Isles <br />Beach with all the necessary information to make the <br />decisions. This approach will transfer to the construction <br />phase where it would assist in delivering a thorough and <br />accurate GMP that will eliminate any potential of change <br />order risks. <br />With a systematic evaluation and tracking process our pre- <br />construction procedures include: <br /> •A Cost Model <br /> •A Preconstruction Cost Event (PCE) Process <br /> •A Total Project Budget <br />A control estimate will assist in identifying all aspects of <br />the project collaboratively with options analysis, planning, <br />design, design review and construction. It will assist City of <br />Sunny Isles Beach, Perkins + Will and Skanska in further <br />City of Miami Gardens <br />Municipal Complex
